Site Preparation in Oak Hill, NY

Site Preparation · Oak Hill, NY

Firm, level ground before the foundation goes in

Site preparation gets a lot ready for a build. Doberman Excavation and Services clears the building area and cuts a level, firm pad. Then we dig the footings and the utility trenches. We do this work on residential and commercial lots in Oak Hill and across Greene County.

When the lot is wooded or overgrown, land clearing comes first, and we can run both as one job. Site preparation is one part of our work as an excavation contractor in Oak Hill. Call or text (518) 281-8003 with the location and a few photos of the lot.

What does site prep include for a new build?

Site preparation starts by clearing the footprint of the build. We pull the stumps with their roots, since buried wood rots and the ground above it settles. Then the soft topsoil comes off, because a pad needs firm ground under it.

Next we cut the building pad to the grades on your plans. Then we dig for the foundation and the footings. Utility trenches carry the water and sewer lines, and we backfill them once the pipe is in and checked.

When the foundation walls are up, we backfill around them and compact the fill. After the build, land grading sets the final grade around the new building.

Building pads and footings on Catskills lots

A hillside lot takes more work before it can hold a building pad. We cut the high side down and build the low side up with that fill. The fill goes down in layers, and each layer gets compacted before the next.

Footings usually go below the frost line, so frozen ground cannot heave them. The Town of Saugerties lists a frost line depth of 4 feet in its design criteria. Your plans give the depth for your lot, and we dig the footing trenches to it. If the dig turns up rock or a wet spot, we call you and your builder before we change anything.

Barn and garage pads follow the same steps as a house pad. A small shed needs the same firm, level base on a smaller footprint.

Permits and site work in Greene County

Building permits here come from the town or village where the lot sits, so ask that office before the dig. In the Town of Durham, which takes in Oak Hill, the inspector checks footings before any concrete goes in. Foundations get checked before backfill, and water and sewer lines before they are covered. We dig to the approved plans, and the permit stays with you or your builder.

Before a contractor digs, New York's rule calls for notice to 811 two to ten working days ahead. The day of the call does not count, and the utilities then mark their buried lines. They do not mark lines you own, like one out to a barn or a well. Show us where those run before we start.

In New York, construction that disturbs an acre or more of soil needs coverage under the DEC's stormwater permit. That takes a written stormwater plan and a filing before work starts. Some towns add their own rules. Windham, for one, requires a town permit to strip or grade an acre or more of land.

What is a building pad?
A building pad is the level, firm ground a new building sits on. We strip the soft soil and cut or fill the ground to the grades on the plans. The foundation or slab goes on top once the pad is ready.
Can you clear the lot and do the site prep in one job?
Yes. On a wooded lot, the trees come down and the stumps come out before the pad goes in. We plan the clearing around where the building and the drive will sit.
Do you pour the foundation too?
No. We dig the foundation and footing trenches, then backfill once the walls are done. Concrete pouring belongs to a foundation contractor, and we work to the same plans.
Can you build a drive for the construction trucks?
Yes. An access drive gives concrete and delivery trucks a firm way in to the pad. Where it meets a town road, call the town highway superintendent first about a culvert. Later the drive can be regraded and topped with stone as a finished gravel driveway.
Who handles the septic system and the well?
A new septic system starts with a design and a permit, then the dig and the install. We do that work as its own job, and our septic system installation page covers it. The well comes from a well driller, and we can dig the water line trench to the house.
How much does site preparation cost?
It depends on the lot and the build. Clearing, slope, rock, wet ground and the fill that comes in or goes out all change the work. Send the location and a few photos to start. We look at the job and give you a free quote in writing.
